AUDA has picked up the population gauntlet.Its ambitious development plan to meet the challenge of accommodating 39 lakh additional people in the city by 2021 has been approved by the state government.
Going by the plan, it is evident that AUDA does not want the city to crumble under its own weight and ensure that the development is not at the cost of environment. At the same time as developing taller buildings, AUDA planners are seeing that Ahmedabad is not reduced to a concrete jungle but has enough green space within the city. No more agriculture land should be used for construction activity.
Planners don't want roads to be clogged with cars and instead wish to see maximum people use public transportation — BRTS and Metro for commuting.
While Sanand, Kalol, Bareja and Mahemdabad — would continue to emerge as growth centres with rapid industrialization, the plan is to develop the areas between these towns and Ahmedabad.
The additional population is to be accommodated in the vacant land available in the residential R1 and R2 zones. This is an ambitious proposal by AUDA which it expects to realize with increased FSI in these two zones. At present, nearly 65 sq km of land is vacant and available in residential zones. If approximately half of this vacant land is developed, around 33 sq km may be developed in the combined area of R1 and R2 zones.
"Even if thisland area develops at the rate of 60% of the permissible FSI presently and 20% of plots undergo redevelopment in R1 zone, nearly 38 million sq m of built space is made available in the zoned areas," as per theAUDA report.
AUDA claims that Ahmedabad will require about 94.5 million sq m of built space and about 84 sq km of zoned land by 2021 and 135 million sq m of built space and about 120 sq km of zoned land by 2021. At present,the city has 372.7 sq km of zoned area of which, about 137 sq km of zoned area is still vacant and available.
In the surrounding growth centers, AUDA has proposed extra land for residential areas, public spaces, protection of agriculture zones and water bodies. It has stuck with the 200-meter high density development buffer zone around BRTS and Metro corridors with an FSI limit of 4.

RECOMMENDATIONS
569 sq km earmarked as agri-zone where agro-based industries will also be encouraged
A special Sabarmati Ashram development area earmarked, which will be a No Honking and Pedestrian zone
Buffer development zone of 200 mts provided around areas in villages with population less than 5,000
Buffer development zone of 300 m around villages having population of more than 5,000 where specific regulations and uses may be permitted according to GDR.
